The art of decorating houses for sale is known as home staging. A home that has been staged well feels stylish and friendly, fostering an emotional connection that encourages buyers to place a high and quick bid.

Most buyers cannot visualize the possibilities of an empty room. Buyers focus on negatives such as lack of space, unsightly damages, or flawed architecture. They look for these flaws specifically in order to talk you down to a lower price. Proper staging allows you to maximize square footage, disguise imperfections, and highlight your home’s best features.

Beginning with curb appeal and throughout every room, the home staging services will transform your property into a home that buyers or renters will fall in love with and aspire to the lifestyle it portrays. I strive to get you top dollar with less time on the market. My expertise will emphasize the best features of a house or apartment while improving or downplaying the less marketable features.

1.Consultation

A consultation includes:

Discussion of your goals and expectations

Room-by-room analysis with an action plan

Walk-through of the house or apartment with “buyer’s/renter’s eyes”

An assessment of furniture, decorative accessories, artwork, room focal points and balance, paint color and condition, flooring color and condition, lighting adequacy, traffic flow, clutter, curb appeal, and updates and repairs needed, among other things

Completion of a detailed, Action Plan for each room and outside

Paint color recommendations, if required and time allows

List of qualified, preferred resources provided (e.g., painters, handymen, etc.), if required

Transformation of a portion of a room to several rooms if time allows

Proposal of staging and other services, including estimated costs.

Consulting session ranges from 1 to 2 hours.

2.Staging Day

Vacant listings appear cold and empty, draw lowball bids, and even the rooms themselves seem smaller without furniture, not to mention that they are listed for extended periods of time.

Removing the furniture if there’s any and turning the empty space into a modern and cozy home with our selection of furniture.

We implement some or all of what is necessary to get the home in show-ready condition:

Clutter elimination, organizing and storage, or a referral to a professional organizer

Properly placing the furniture and accessorizing each room

Packing up our accessories, and in some cases, supervising the removal of the rental furniture, when the property is sold

3.Photography and Media

Our photography crew will visit your property once it has been staged to shoot stunning, expert images that we will use in our unique marketing campaign. You can be confident that your house will have what it takes to be viewed online, where more than 95% of buyers start their search for a property.

According to the National Association of Realtors, online buyers who conducted searches said that listing photos were the most crucial piece of information . Buyers are quicker to go on to other listings to look at if they can’t see a photo of what fits in the space. Once the buyer visits the home in person to inspect it, you have about 10 minutes to make an impression. You’ve already lost that buyer if they have to figure out what they have that will fit in each room because the house has either too little or too much furnishings.

4.Collecting Day

Once your house is sold, we will schedule a day to pick up all furniture so the house can welcome the new owner.
